Project Management – What We Do
Our Project Management team supports clients by delivering on time, within budget, and to a high-quality standard.
We provide construction project management services for a variety of projects, from inception through to completion and beyond. The team are excellent communicators and will make sure all parties are updated throughout the lifecycle of a project. Our Project Managers’ diverse skill set, knowledge and experience allows them to manage the procurement of complex, multi-disciplinary teams for design and construction projects.
To remove complexity, you will have a single point of contact throughout the construction project planning and scheduling. We will help define briefs, lead stakeholder management, and connect teams to offer a collaborative approach to fulfil our clients’ requirements.

Our Project Management team understand the benefits of both JCT and NEC contracts, and are experienced in single and two-stage tendering. Having worked on a range of projects with both private and public sector procurement routes, including open tenders and operating through framework providers, we can advise you on the best route to tender your project.
We can carry out outline and full business cases. These allow our public sector clients to gain access to funding and agreed sign off for proposals, enabling them to proceed with their projects. Our team ensure projects are financially viable at the anticipated outturn project cost to give clients surety about scheme affordability.
Instructions and variations on your project will be managed in accordance with the contract.
Whilst administrating the contract, we will make sure all the required certificates are in place. The monthly progress meetings we organise keep your project running smoothly, to your set deadlines, and provide construction project management whilst your project is on site. As a result, all parties are kept informed and engaged with the process.
By supporting your procurement processes, we will help you select the right team for your project at an early stage. This will result in a smooth delivery and successful project outcome.
Our Project Managers ensure the Quantity Surveyors provide a monthly cost update. This will be reported to you on a regular basis to help you maintain cost control on your project.
We will drive this process to explore all the possible options for your project, ensuring best value is achieved.
Our Project Management team carry out reviews throughout the life of a project to guarantee exceptional service.
We manage this process, including public notifications, to increase the chances of your project getting through planning.
We will work with you to establish who the stakeholders are, and the processes required at each milestone to make sure you are in control of your project, from inception to delivery.
Our Project Managers will liaise with Planning Officers to guarantee an acceptable project is received with planning approval. We are also able to help discharge pre-commencement, construction phase and post occupation planning conditions.
A Risk Register will be set up to take all project risks into consideration. The project team will be made aware of the project risks, allowing them to be mitigated or controlled.
Background documentation will be completed to keep the project on track and achieve a successful outcome.
All parties will be notified of who the stakeholders are, at which stages of your project they will be involved, and any decision-making requirements. By scheduling meetings and engagement sessions, we will ensure we support their integration into your project.

Programme Management – What We Do
At Concertus, we are the independent Programme Manager for the Ipswich Central and East Suffolk One Public Estate (OPE) Partnership.
Appointed by Suffolk County Council, we oversee all OPE activity across these areas and aim to give partners clear visibility of active and potential estate collaboration. We also monitor and engage in pipeline development for future opportunities.
To receive OPE funding, a partnership must establish an effective partnership board, allowing public sector property holders to work in partnership to explore and identify opportunities for better use of all public land and property.
Over the years, we have supported the partnership by facilitating communication and maintaining effective relationships between partners; supporting project partners in early-stage project development, scoping projects, supporting production of briefs and commissioning/procuring the necessary resources and skills; monitoring and engaging in pipeline development for future opportunities, including the facilitation of operational working groups and workshops to explore viability of individual projects; support the board administratively; and collate and complete quarterly reporting to the Local Government Association.
