Scope
Through continued collaboration with the planning department, we developed a proposal that adhered to the guidelines for permitted development.
We were initially commissioned to conduct a Stage 1-2 Feasibility Study to explore the possibility of implementing a one classroom modular block for Highfields Spencer Academy. To align with the school’s needs, we engaged in discussions with the school, Facilities Manager, and County Council to fully understand their vision for the new modular classroom
During this phase, it became clear that space on the site was limited and one potential location considered was the playing field. Recognising the potential planning challenges, we proactively contacted Sport England (aware of their influence on planning decisions). They informed us that placing the classroom on the playing field would likely face objections. Subsequently, we prepared a WS4 drawing pack for tender, which was sent to modular companies. Concertus then acted as the client’s agent, overseeing and managing the project on their behalf.
We discovered an unexpected gas pipe during the construction phase. Despite taking all necessary precautions by commissioning an underground utility survey, the pipe was not identified. After liaising with the contractor, we swiftly addressed the issue by contacting the gas company and coordinating a date to relocate the pipe.
A modular construction was chosen for this site, offering a faster construction time, reduced costs, and minimal disruption to the surrounding environment. Additionally, the modular building is flexible and can easily be expanded or modified in the future if required.

Result
This project provided an additional classroom for the local community, helping the school to maintain optimal class sizes for the next seven years.
Having worked on a range of similar projects for Derbyshire County Council, we were delighted to add to their portfolio of projects.
