Project

Staveley Town – New Pavilion + Market Square

Brief

The new pavilion was designed to create a modern community and commercial facility within Staveley Market Place, complementing wider public realm improvements included within the Market Square refurbishment scheme.

The Staveley Pavilion forms part of the wider Staveley 21 Project, a key regeneration initiative within the Government-funded £25.2 million Staveley Town Deal programme overseen by Chesterfield Borough Council and the Staveley Town Board.

The ground floor provides modern library facilities alongside ancillary storage space for market traders, while the first floor delivers flexible commercial accommodation to support future economic growth and investment within the town centre.

Following the completion of the developed design and technical design stages by the previous architect, Concertus was appointed by Stepnell to lead the architectural delivery of the project during construction. This transition benefited from Concertus’ prior involvement through its Mechanical & Electrical Engineering team, which had supported the scheme during earlier design stages.

Scope

Concertus provided Stage 5 Architectural services, supporting the successful delivery of the pavilion building through the construction phase.

Working closely with Stepnell and the wider consultant team, our role included coordinating remaining contractor-designed elements and liaising with mechanical and electrical, structural engineering and landscape consultants to ensure the design was successfully implemented on site.

Following a review of the Stage 4 design, Chesterfield Borough Council requested a number of refinements, including the introduction of an entrance lobby and a feature canopy over the principal entrance. Concertus coordinated these amendments whilst maintaining programme continuity and supporting ongoing construction activities.

As a prominent project within the wider Town Deal regeneration programme, effective stakeholder coordination and communication were essential to ensure successful completion.

Result

Completed in January 2026, the new pavilion provides a contemporary mixed-use community asset at the heart of Staveley’s ongoing regeneration.

The development has delivered modern library facilities, dedicated storage for market traders and flexible commercial space designed to support local businesses and encourage future investment. The building also incorporates modern construction techniques and sustainable design principles, including an SFS steel frame structure, roof-mounted photovoltaic panels, airtight construction methods, and a mechanical heating and heat-recovery system.

These measures contributed to an efficient delivery programme by enabling internal and external trades to work concurrently and supporting the building’s long-term operational performance.

As a key element of the Staveley 21 regeneration programme, the pavilion helps enhance local services, improve the town centre environment and create opportunities for community use, business growth and economic development for years to come.

Testimonial

“From the outset, this project was about creating a space that would serve the community for generations to come. Working closely with the client and stakeholders, we were able to transform a key town centre location into a welcoming, accessible destination that supports both everyday use and larger community events. It’s incredibly rewarding to see the pavilion and market square bringing new life to Staveley and creating a focal point that local people can take pride in.”
