Derbyshire County Council appointed Concertus to provide a complete remodelling design and MEP upgrades to a facility in the region.
The facility required a structural redesign to accommodate additional people. The internal layout needed to be reconfigured to create three bedrooms: two with ensuites and one with an office and sleeping facility.

Scope
A condition survey was carried out before the commencement of design works, concluding that the building would require remedial works due to its age.
The condition of the plaster was poor, and the facility required full replastering with new skirting boards and architraves, ceilings, and redecoration.
The internal layout design included removing walls to create a high-functioning space. However, some of the internal load-bearing walls were structurally unsound due to the building’s age and needed to be rebuilt to accommodate new steelwork lintels. In addition, the external stonework walls were starting to fall, which required our Structural Engineers’ support to provide stabilisation for the affected areas.
The condition of the roof was poor and had begun to sag in areas, making it unable to accommodate the associated infrastructure for installing new solar PV panels. Due to this, the whole roof structure and pan tile roof covering were removed and replaced with slate tiles, which provided the required stability to accommodate the solar PV rails while still being aesthetically cohesive with the building’s character and surrounding buildings.
A full rewire and upgrade for the electrics with new LED lighting was installed throughout the building, providing a lower-cost alternative to traditional lighting. This, alongside the ten solar PV panels installed on the new roof, significantly reduced the facility’s running costs. Our positive working relationship with Derbyshire County Council created a streamlined consultation with the planning department, and our proactive approach in providing a pre-application to allow for PV Panels mitigated any significant programme delays for the project.
Due to the required remedial work, we rescoped and extended the programme to encompass the additional work needed in collaboration with the main contractor and client.
In line with the Control of Asbestos Regulations, we worked closely with the client’s Asbestos Management team to remove the asbestos in the on-site garage. Due to the garage being attached to the neighbouring building, our Building Surveying team managed Party Wall meetings with the adjoining owner and submitted relevant drawings and documents to maintain the necessary regulations. We managed the entire legal process on behalf of the client, successfully liaising with all parties and having the work carried out within the programmed timeline.

One of the client’s key priorities for the scheme was to ensure an appropriate balance was achieved between safety and security. Which was achieved with this design.
We consulted with Derbyshire County Council throughout the process to ensure regulations were kept, including the provision of a sprinkler system and tank and the addition of new fire doors where required, which were installed in a way that would comply with current Building Regulations.
