Condition surveys of the sites revealed that the roof coverings had come to the end of their serviceable life. The works needed to be completed within the 22/23 financial year to ensure funding was received and to prevent any further issues.

We provided London Borough of Hillingdon with condition reviews of the existing roof areas, detailed proposed scope of works (including detailed design specifications), and informed recommendations. The reports also included cost estimates at the feasibility stage to ensure we met the budget constraints. On our initial site visit we made sure we looked at other areas adjacent to the sites which may also be causing issues. This allowed all concerns to be addressed at the same time.

The team compiled comprehensive tender packs including all appropriate health and safety information, detailed designs and preliminaries. We liaised with the client to understand their preferred route to tender and assisted with the tender returns evaluation process, providing advice on both the quality and cost of the submissions. Upon appointment of the client’s preferred contractors, we produced contract documents and gathered all required information from the contractors in accordance with our duties as Principal Designer. In addition to supporting the client through their procurement processes, we also managed these projects on site.

At Coteford Infant School, the flat roof covering of traditional felt was suffering from various levels of damage, pooling, and leaks. We stripped back the existing water-proofing system on three large areas of flat roof and provided an overlay waterproof system. Eight rooflights across the site needed to be replaced as they were no longer fit for purpose and the plant rooms located on the roof required cladding replacement as they had begun to show signs of rot.

Frithwood Primary School had areas of existing profiled roof sheets which were showing signs of rust and severe weathering. We proposed a liquid overlay system which involved stripping the roof areas back and replacing the old system with an updated system designed with a fifteen-year life expectancy. External cladding and windows which were beginning to rot were also replaced.

Our Lead Surveyor liaised with the main contractor to ensure the appropriate safeguarding measures were adhered to at all times. For the Coteford Infant School project, we developed a phased programme and coordinated with the contractor to ensure works, such as the rooflight replacements, could take place outside of school hours. This meant the impact on the daily operations of the school was minimised.
