Planning approval granted for development project in Copdock

Layout of new Hill Farm development

Concertus is excited to announce an outline planning application for a 19-unit development in Copdock, just outside Ipswich, has been successfully approved. The site was previously plagued by problems such as fly-tipping and anti-social behaviour, including fires. However, now it is set for a remarkable transformation and it is set to provide much needed housing and community benefits for both existing and new residents in the area.

The new development is designed to blend with the existing Marvens development and promises to breathe new life into the community. It features a mix of 2/3 bedroom houses, ample parking, a play area, and dedicated affordable housing, all aimed at enhancing the landscape and improving residents’ lives. Additionally, the site has pedestrian and cycle access to the nearby park and ride and proximity to shops, local amenities, and Suffolk One College, providing convenience and connectivity.

To address longstanding prior concerns about road safety in the area surrounding the site, Concertus has worked closely with Ardent Consulting Engineers to develop a comprehensive highways and transport design. This design seeks to alleviate current challenges and incorporates traffic calming measures, ensuring a safer, more harmonious environment for pedestrians, drivers and cyclists.

Emilie Farrimond, Senior Development Manager at Concertus, expressed her delight at the approval, stating, “I am thrilled by the positive decision from Babergh and Mid Suffolk Council. I have been deeply involved in this project since its inception through planning. Working closely with David Howson from Ardent Consulting Engineers and engaging directly with the local community, we have produced a design that addresses concerns and enriches the area’s character. By implementing traffic calming measures and enhancing accessibility, we aim to mitigate issues such as parking congestion, fly-tipping, and speeding on London Road (‘Old’ A12 road).”
